Industrial Realty Solutions Completes the Coveted Industrial Property “Hat Trick”

TAMPA, FL – Industrial Realty Solutions is pleased to announce the $7.75 million sale of the 38,156 square foot industrial property situated on 5.23 acres MOL located at 3315 US Highway 301, Tampa, FL 33619. This sale was the third transaction completed by Industrial Realty Solutions regarding this property within the past 13 months.

Industrial Realty Solutions originally listed the property, identified the buyer and sold the property to an investor in September of 2022.

Industrial Realty Solutions then listed the property for lease, identified several quality tenants, and successfully negotiated a long-term lease with Hogan Truck Leasing which is headquartered in St. Louis, Mo.

Industrial Realty Solutions then listed the property for sale as an investment and within a few months identified a buyer. Hogan Truck Leasing maintained a right of first refusal, of which they exercised. In mid November of this year the property was sold to Hogan Truck Leasing, completing the industrial property “Hat Trick”.
