Brooksville / Crystal River / Lecanto – Orlando-based DIX Developments, one of Florida’s busiest commercial and residential developers, is expanding its service area into the Tampa Bay region. DIX is creating projects that will provide more than ¬¬¬¬¬3,000 single-family and townhomes in a path of growth from Brooksville north into the Crystal River area.
“This rapid growth of the company into this market involves three multi-family apartment sites, as well as 100,000 square feet of commercial space,” according to James Dicks, founder and CEO. “These projects are running along the Veterans Expressway /Suncoast Parkway (SR 589) for commuters into Tampa-St. Petersburg and its $103 million Florida Turnpike Enterprise extension up to CR 486 slated for completion in 2026.”
The projects include 171 single-family homes at Southern Pines in Hernando County and seven developments in Citrus County comprising 800 apartments, 2,500+ single-family lots and 300+ townhome lots.
The Amber Ridge development in Citrus County is adjacent to the Black Diamond Golf Course and minutes from Crystal River, which was featured in USA Today as among the best travel destinations in the U.S.
Dicks said the majority of those residential projects – which are planned around retail shopping including grocery anchored brands – are within six months of breaking ground, and should give the company a strong 2024 market presence.
Because the sunshine state continues to outpace the majority of the country in new home sales, Dicks said his company also is exploring building homes on their own lots.
“We have no debt on our land, and we have the ability to create tremendous value for our equity partners on the home building side,” he said. “We’re exploring multiple opportunities in the space, with plans to become a full-service home building company.”
