Located at 13901 Lynmar Blvd in Tampa, this property had previously been under contract twice before the final sale, and the purchase price was ultimately reduced to $3,175,000 from initial asking price of $3.49 million.
As part of the agreement, there is a one-year short-term absolute triple net lease in place that will help offset the purchase price, with the tenant assuming sole responsibility for maintenance, repairs, and capital expenditures until the end of the lease term. The landlord has no obligations in this regard, providing a benefit to the buyer.

The office space had two units that could be combined. The new tenant, Salon Kenwood Inc., agreed to lease both the spaces for a 10-year term.
