a Lagoon and a hotel in the popular town of Parrish
Parrish, Fla. (September 1, 2022) – Metro Development Group is starting work on its first Lagoon-based master-planned community in Manatee County, to be called Seaire (pronounced sea air). The community, just over one mile east of I-75, will feature more than 3,000 homes, a future hotel, and the amenities that Metro is known for, like a Lagoon, walking trails, and best-in-class ULTRAFi internet service.
Metro, one of the largest privately held suburban residential developers in Florida, will be expanding on its Tampa Bay area success established through its top-selling communities in Pasco and Hillsborough counties. Metro’s new Seaire community will be in Parrish, one of the region’s fastest-growing residential areas, tied to its proximity to Bradenton (11 miles away), St. Petersburg (25 miles), Sarasota (26 miles) and Tampa (36 miles). It will be marketed under the community’s MetroPlaces brand.
A welcome center is expected to be open onsite in 2023, along with model homes and homes for sale from builders Lennar, Biscayne Homes, D.R. Horton and Dream Finders Homes. This will be the first west Florida location for Dream Finders, a Jacksonville-based builder with a national footprint that includes communities in Jacksonville and Orlando in Florida, along with locations in Georgia, South Carolina, North Carolina, Virginia, Maryland, Texas and Colorado.

The community will feature a 4.5-acre Lagoon, a crystal-clear body of water built with proprietary technology that brings the beach to the suburbs. Lightning-fast ULTRAFi internet service and LED solar-powered streetlights from Streetleaf are examples of how Seaire will be technology-forward. Lagoons have proven to be extremely popular at the MetroPlaces communities of Epperson in Pasco County and Southshore Bay in Hillsborough County.
The new Seaire community, off Moccasin Wallow Road, will debut in a county that has experienced explosive growth in recent years. As of the second quarter of this year, annual housing starts in Manatee County were up 29% year-over-year to 5,906 starts, while annual home closings were up 17% to 4,208 closings, according to Zonda, a leading real estate research firm.
“The Parrish area has become extremely popular due to its proximity to nearby employment centers in Tampa, St. Pete, and Sarasota, but now the area is maturing with more retail and restaurant options,” said Kristine Smale of Zonda. “This will only make Parrish and the Manatee County area even more attractive for homebuyers looking for a new home in a community with lots of unique amenities.”
