Tampa, FL, July 25, 2022 – Tampa based land broker Bill Eshenbaugh, ALC, CCIM and founder of Eshenbaugh Land Company, represented numerous sellers to close on $66 million dollars total across multiple deals to end the month of July.
Bill led off the month with a sale of 496 acres in Pasco County in the Central Pasco Employment Village along SR 52 for over $36,000,000. The community was zoned for slightly over 1,000 residential for-sale units. Bill represented several entities and families in the sale and the buyer was Lennar Homes. Bill worked on this listing through a land use change, the Pasco Planning Commission, and the approval by the Board of County Commissioners, covering about 2 ½ years.
Bill then followed up this deal with the closing of 750 acres for 2,600 or more homesites on a ranch in Osceola County that’s been in the hands of the Platt family for 4 generations. This closing was to a Metro Development affiliate for slightly over $32,000,000 and Eshenbaugh was a Transaction Broker on this one since April 2019. Metro just received a site plan approval that includes a Metro Crystal Lagoon amenity. This is in a newly formed Kissimmee Park Community Development District along the shores of Lake Tohopekaliga (known as Lake Toho to many).
Bill said both of these transactions required a lot of patience and persistence as they started before Covid 19 swept the country and caused a great deal of angst in the March to August period of 2020 as well as the challenges of the buyers working with county governments that for long periods had their staff working remotely.
