Tampa Commerce Center will be built in two phases located just north of the Downtown area
Tampa, FL – Miller Construction Company, a statewide, privately-held construction firm, has launched site work on phase one of the Tampa Commerce Center for Hines, the global real estate firm. The project includes two speculative warehouse buildings totaling approximately 400,000 square feet.
Located at 7918 Harney Road, the Tampa Commerce Center is nestled strategically at the intersection of I-4 and I-75, offering tenants convenient highway access. The two single-story, tilt-up structures are scheduled for completion in Q4 of 2022.
“We are excited to be working with Hines on the first phase of their Tampa Commerce Center,” said Brian Sudduth, president of Miller Construction. “Tampa Bay has seen a great deal of new development creating new jobs and economic opportunity.”
Hines bought the site for Tampa Commerce Center as an entitled property, approved with design specifications from the city. Miller Construction was brought in at the onset to review and evaluate the design. The preconstruction team assessed the needs of the property and created an updated comprehensive site plan for Hines. Building 100 will have 32-foot clear height ceilings and 52-foot column spacing with 146,188 square feet of storage and office space. Building 400 will have 36-foot clear height ceilings with 52-foot columns and comes in at 252,250 square feet.
This is the first time Miller has served as general contractor for a Hines project.
“The need for new, high-quality industrial space within this Tampa submarket continues to increase, especially due to the continued growth in e-commerce,” said Ryan Wood, managing director for Hines. “With a high-quality asset in a superior location we will be able to help tenants meet the distribution demand within this strong market.”
Hines plans to build two more logistics centers on the 46-acre site during phase two.
The project team also includes Randall-Paulson Architects, Hibbard Engineering (MEP), Clear Engineering (MEP), Pinnacle Structural Engineers (Structural) and Genesis Halff (Civil).
Managing them from their Central Florida office, Fort Lauderdale-based Miller Construction has been actively seeking new opportunities to build in Central and North Florida.
