This transaction is the result of Ross Realty Group’s office leasing and sales efforts for the Seller, Temple Terrace Holdings LLC. We successfully added tenants and income, while increasing the attractiveness of the opportunity for office investors. The building contains 29,106 RSF of office space plus a very active Bank of America branch. The Buyer, Phoenix Property Group LLC, is planning extensive remodeling.

Chris joined Ross Realty in 2013 as a sales and leasing associate as well as Tenant representation in the Tampa Bay area. Prior to joining Ross Realty, Mr. Shryock was the area developer for 30 years with Kahala Corporation representing Blimpie Subs & Salads in the Central Florida markets, including the Tampa/Orlando markets.

About Sandy Hall, Associate
Sandy joined Ross Realty in 2021 as a Sales Associate. She provides agency leasing and investment property sales to local, regional and national ownership in the Tampa Bay area. During her first year, Sandy participated in the completion of two transactions: a $5,500,000 office building and a $2,850,000 mobile home park/mixed use investment. Prior to joining Ross Realty Group, Sandy was a member of JLL’s Retail Advisory Services team in Tampa. She also performed project cash flow analysis and coordination for a Tampa Bay retail developer.
