SRQ Distribution Campus to expand on existing office and warehouse space in park formerly known as Biotech Campus
SARASOTA, Fla. – A local developer broke ground last week on 60,000 square feet of light industrial space less than a mile from the Sarasota Bradenton International Airport that will significantly expand an industrial park previously known as Biotech Campus.
7201 15th St LLC – a partnership entity that includes Cary Hicks, Ken Pierce and Mark Levey – is building three 20,000-square-foot warehouse buildings at 7201 15th St E in Sarasota. The project expands the industrial park, which includes an existing 18,800-square-foot office building and 12,500-square-foot warehouse. The industrial park will be renamed SRQ Distribution Campus.
Melissa Harris, SIOR, and Steve Horn, CCIM, of Ian Black Real Estate will manage leasing of the vacant office building and new warehouse development. The existing warehouse is currently leased to a long-term tenant.
“This is a unique opportunity for light industrial users looking for an in-town, smaller-footprint opportunity with some of the attractive features typically found only at large industrial sites,” said Harris, sales associate at Ian Black Real Estate. “Most existing and new construction inventory of 20,000 square feet or less in this market doesn’t have truck-wells or tilt-wall construction, but SRQ Distribution Campus will.”
Of the warehouses under construction, Building One will include 400 square feet of office space and 19,600 square feet of warehouse space, while Buildings Two and Three will each include 800 square feet of office space and 19,200 square feet of warehouse space. In addition to truck-wells and tilt-wall construction, the new Class A warehouses will feature 26-foot clear height. SRQ Distribution Campus is located in south Manatee County, a half-mile from the Sarasota Bradenton International Airport, which is the only major commercial airport between Tampa and Ft. Myers.
“The lack of available industrial space in the area makes this an attractive opportunity to companies looking for new, ready-to-move-in space,” Hicks said. “The available office could lead to a company having headquarters onsite and operations/distribution on the property.”
The existing office property, which was recently extensively renovated, is ready for immediate occupancy. The three warehouses under construction are expected to be completed in late October 2022. R.E. Crawford Construction is the general contractor, Cavoli Engineering is the civil engineer and CA3 is the architect for the development project.
