LAKEWOOD RANCH, Fla. – 3350 Assets LLC, a special purpose entity that includes local investor Harvey Sheldon, has purchased a 15,886-square-foot condo office park in Lakewood Ranch for $3.5 million.
The three-building property, which was fully leased at the time of sale, is located at 9015 Town Center Parkway in fast-growing Lakewood Ranch.
Amy MacDougall, CCIM, of Ian Black Real Estate represented the seller, Parcel 309 LLC, in the transaction. Charlotte Floyd of GeoTech Realty represented the buyer.
“The buyer was seeking a solid investment, and this fully-leased, well-maintained and well-managed property was a great fit,” said MacDougall, broker associate at Ian Black Real Estate.
The seller built the property in 2003. It features 81 parking spaces and flexible office spaces that include conference rooms, executive offices, break areas, kitchenettes and other work areas. The three buildings are under one roof, connected by breezeways.
“As is to be expected in today’s strong office market, this listing saw a lot of interest and competition,” MacDougall said. “The end result was a great opportunity for both the buyer and the seller.”
MacDougall has served as the exclusive leasing agent for the property for the past eight years, a role in which she will continue to serve under the new ownership.
Harvey Sheldon, one of the investors involved with the buying entity, currently owns 12 office properties throughout Florida and Colorado.
