Tampa, FL, December 21, 2021 – Tampa based land brokers Bill Eshenbaugh, ALC, CCIM and Ryan Sampson, ALC, CCIM of Eshenbaugh Land Company, represented the sellers, Kingsley Asset Management LLC in the sale of 875 acres of agricultural land located at the south-east corner of SR 52 and I-75 in Pasco County. The transaction closed December 21th, 2021 for $52,000,000.  The buyer plans to rezone the site and join the Connected Cities overlay district to provide jobs in a mixed-use plan. This transaction cements Eshenbaugh Land Company as the most active land broker with closings and pending contracts totaling over $75,000,000 within the 7,000 acre Connected City overlay year to date and over $300,000,000 in aggregate land closings for 2021.

“It was a long journey over the years with challenges along the way. We helped facilitate 2 cattle leases and 1 sod lease to help generate income for the agriculture greenbelt provision. It was a pleasure to represent and work with Kingsley Asset Management LLC to create the largest tract sale for these uses along I-75 and SR 52 in Pasco, Hillsborough, and Hernando counties,”said Eshenbaugh.

“From contract signing to closing, the deal took less than 120 days to transact. While we had multiple offers over the years, the Seller waited for the right partner to bring the proposed development to life. This is a true testament to a patient seller and a great buyer putting in the effort and working in unison to achieve a common goal for a year end closing. I have no doubt that the buyer will be very successful in their future endeavors with this parcel and was honored to be part of the team on this key parcel within Connected City” said Sampson.
