Neal Land & Neighborhoods, a Manatee and Sarasota-based master-planned community developer, reached 350 home sales earlier this month at its flagship community in Parrish, North River Ranch. With this momentum, the developer has already exceeded its annual sales goal.
“While fall is historically a slow period for the housing market, the fact that we have continued to sell at a rapid pace the past couple of months and released additional homesites to our builders shows that demand remains strong,” said John A. Neal, President of Neal Land & Neighborhoods. “Available new construction homes are hard to come by, so we’re working quickly to fill that void for eager homebuyers in the entry-level, move-up and pre-empty nester segments.”
In October, North River Ranch welcomed Pulte Homes, which began selling in the final phase of the community’s debut neighborhood, Brightwood. In addition, KB Home, Park Square Homes and Homes by WestBay continued to sell their final lots in the current phase of Brightwood. David Weekley Homes and Neal Communities have also been actively selling in the community’s second neighborhood, Riverfield, featuring a mix of single-family homes and townhomes.
The average home at North River Ranch sold for $378,000 this past month, a 6% increase since Q1, yet still more than $50,000 lower than the Realtor Association of Sarasota and Manatee’s latest reported median price for single-family homes in Manatee County. Prices for homes in North River Ranch currently range from the high $200s to $800s.
“As we expected, prices have increased as we’ve progressed in the construction process at North River Ranch, which is typical for a new community. However, compared to industry averages, we’re a highly desirable choice for buyers looking for new construction homes in an amenity-rich community,” added Neal.
To date, almost 200 homeowners now call North River Ranch home, with more before year’s end. Residents enjoy access to two amenity centers including the Brightwood Pavilion and newly finished Riverfield Verandah, complete with a resort-style pool and covered outdoor living room area. Additional amenities include a Bike Share program, multiple outdoor Avid Fitness Stations, future biking and hiking trails, playgrounds, open green spaces, and at build-out, two village centers serving the community with a grocery store, restaurants, medical, offices, and shopping.
