Follow These Tips to Get Your Security Deposit Back

So, we all know the rules of renting: there’s a lease, you sign it, and then you and your landlord abide by those rules until the time when you move out.

And, as we all also know, within those rental leases is usually contained a clause stating that you, the renter, shall owe the landlord a security deposit equal to the monthly rent at the start of your living in the house or apartment.

The classic security deposit is there as a guarantee to the landlord that, should you damage anything in the rental, it’s already paid for.

But if you’re a good tenant, you should be getting that deposit back when you move out. However, there are always ways that landlords can try to work around that. Don’t fall into that. When you’re looking at houses for rent in Indianapolis, do it the right way: find a good rental that will honor the lease.

Here are some tips to get your deposit back.

Record Existing Damages

It can be easy to get into a he-said-she-said scenario with your landlord upon moving out. You’re both out to make money in the form of your security deposit, but you’ll be okay because you’re going to record the damages that exist in the rental as soon as you get there. Take photos and notes, and save them. You may need them when it comes time to move, and the landlord attempts to blame you for those same damages.

Invite Your Landlord for a Walk-Through

Before you move out, have your landlord come in for a visit. You can walk through the rental together to note the existing damages and so that the landlord can see what things have been like since you moved in. The landlord can also tell you what you should do before moving out so as to reclaim your deposit. If everyone is fair and equal, this should proceed without issue.

Never Be Late with Rent

If you’re ever late with rent, and especially if you have rent payments outstanding, your landlord could use that as an opportunity to hold your security deposit. Instead, always be on time with that. Especially as your final few months begin to wane. Don’t screw up now, when your deposit is at stake. Stay on time with your rent now so that your landlord can’t argue about anything later.
