
Sarasota County has purchased an industrial warehouse located at 1805 Apex Road in Sarasota for $1.9 million. The county plans to use the 16,000-square-foot property as a logistics warehouse for its Department of Emergency Services. This warehouse will consolidate emergency services equipment and supplies located in multiple leased locations throughout Sarasota County.
Nick DeVito II, SIOR, and Joanna Ginder of Ian Black Real Estate represented the seller, Alnic Properties, LLC.
“The centralized location of this property and the access to I-75 make it a great fit for Sarasota County,” said DeVito, partner at Ian Black Real Estate. “In addition to the benefits of a fully air-conditioned warehouse space of 16,000 square feet, this property also has an unfinished second-floor space of over 5,000 square feet. The concrete floor gives it the ability to provide an abundance of heavy storage, or it could be finished out to have more office space without much added expense.”
Commercial real estate activity in Sarasota-Manatee’s industrial sector has remained active, in spite of the pandemic. The market continues to lack availability of warehouses of any size above 7,000 square feet.
“Many business owners are trying to take advantage of the low interest rates available to purchase a property,” DeVito said. “But there just isn’t much inventory for larger industrial, especially close to I-75.”
