Home sales in Lutz continue to increase, with buyers attracted by convenience, schools and quality of life

More and more homebuyers are finding that Lutz, a Tampa suburb in northwestern Hillsborough County, fits their needs.

“In the past 12 months, homebuying activity in Lutz has been at levels not seen since prior to 2006,” said Mike Bachman, Director of Sales at WCI, one of the leading upscale builders and developers in west-central Florida. “Lutz has so much to offer residents – schools, easy access to some of the most popular areas of Tampa Bay, proximity to nature, and outdoor activities, just to name a few.”

WCI is currently selling new homes in three communities in Lutz: Monterey Grand Waterside, Cordoba and The Promenade at Lake Park. Sales in the communities are moving at a brisk pace, and several sections within the communities are close to selling out.

Monterey Grand Waterside
Monterey Grand Waterside, located at 19605 Autumn Pine Court, is a lakeside community situated on 35-acre Lake Mary Lou. It includes The Arbors, located in Pasco County, and The Estates, located in Hillsborough County.

“Waterside offers lakeside living and affordable luxury,” Bachman said. “And what really attracts people are the amazing views within the community, with homes looking out on Lake Mary Lou and wetland conservation areas.”

The Arbors in Waterside is significantly smaller than many of the communities surrounding it, and with only 64 home sites, it’s an enclave community perfect for homebuyers who aren’t interested in living in a larger community.

Homes in The Arbors feature granite countertops, stainless steel appliances and paver driveways. Prices start in the low $300s for homes ranging from 1,625 to 3,252 square feet.

As for The Estates, which is nearly sold out, homes come with tile roofs, quartz countertops and three-car garages. Homes start in the low $500s and range from 2,768 to 5,621 square feet.

Cordoba Estates
Cordoba Estates, located at 2519 Cordoba Ranch Blvd., offers privacy and prestige with half-acre homesites and old Florida charm. Homes are set back on extra-long driveways, with ample space between each home. Many of the homesites have conservation or water views, and the 800-acre community is home to an abundance of magnolia trees and oak trees, as well as wildlife like deer, rabbits and birds.

“It’s so rare to find such a large homesite in the Tampa Bay area,” Bachman said. “The biggest draw in this community is the land and all the privacy homeowners can enjoy.”

Cordoba Estates offers six floorplans, ranging from 3,033 square feet to 5,621 square feet. The community recently unveiled two new model homes, the Avila and Ventura. The Avila is a four-bedroom, three-bathroom home starting in the $500s. The Ventura is a two-story home with five bedrooms and four-and-a-half bathrooms, starting in the upper $600s.

Homes in Cordoba Estates offer distinctive architectural facades, open-concept floorplans and exquisite design details, such as stainless steel appliances, quartz countertops and brushed nickel fixtures. Homes in Cordoba Estates range from the high $400s to the $600s.

The Promenade at Lake Park
The Promenade at Lake Park, located at 18209 Pine Hammock Blvd., is nearly sold out. Still, there are opportunities for homebuyers to take advantage of the Promenade’s key features: luxury and location.

“The Promenade’s location is second to none,” Bachman said. “Directly off North Dale Mabry Highway and just off the Veterans Expressway, it’s an easy drive south to downtown Tampa and Westshore, or north to Land O’Lakes and Wesley Chapel. It’s also in a very desirable school district.”

The Promenade at Lake Park also attracts buyers who don’t want to pay for master-planned community amenities such as a clubhouse. This well-kept community has a low homeowners association (HOA) fee for maintaining landscaping and the gated entrance, and no Community Development District (CDD) fees.

The floor plans in the gated Promenade at Lake Park range from 2,768 to 5,621 and can accommodate many lifestyles – from families and business professionals to retirees.
