Ian Black Real Estate has facilitated the sale of 25 townhome units in the New Triad Townhomes of Carrollwood community in Tampa for a total of $3.75 million. The community is located near N Armenia Avenue, just north of W Busch Boulevard.
TTCARE LLC sold 17 fully-leased units to various individuals in a package deal for $2.55 million. The Salvation Army sold eight units to Citrus Glen Homes LLC for $1.2 million.
Amy MacDougall and Jag Grewal of Sarasota-based Ian Black Real Estate represented TTCARE LLC as its listing agent and helped facilitate the transaction of all 25 units. A few buyers purchased more than one unit.
“This was a good investment opportunity for residential investors, because they had the opportunity to buy in bulk,” said MacDougall, broker associate at Ian Black Real Estate.
New Triad Townhomes of Carrollwood includes 32 units. The three-story townhomes feature three bedrooms, 3.5 bathrooms and two-car garages.
The community is close to Tampa’s best shopping and restaurants and is an easy commute to downtown, University of South Florida, Tampa International Airport, and Citrus Park and International Plaza malls.
