
Gary Ralston, David Hungerford, and Augie Schmidt Brokered Deal for Newly-Constructed Shopping Center at 12320 Cortez Blvd.
LAKELAND, FL, August 14, 2019 — SVN | Saunders Ralston Dantzler Real Estate recently brokered a deal for a newly-constructed shopping center located in Brooksville, Florida. Sold for $3,705,000, the shopping center is surrounded by Cheddar’s, LongHorn Steakhouse and Chase Bank and is currently occupied by First Watch, Mattress One and Tijuana Flats. The property closed on August 8, 2019.
Representing the buyer, Gary Ralston, CCIM, SIOR, SRS, CPM, CRE, CLS, CDP, CRX, FRICS, CRRP, managing partner and broker of SVN | Saunders Ralston Dantzler Real Estate, worked with advisors David Hungerford and Augie Schmidt to locate and acquire the shopping center.
The buyer asked Ralston, Hungerford and Schmidt to locate a NNN shopping center to purchase. Using technology resources including the firm’s proprietary mapping system, they located a property that met the buyer’s specifications. Patrick Nutt and Connor Barton of SRS Retail Real Estate Services listed the property and represented the seller.
Ralston, Hungerford, and Schmidt advised the buyer through the due diligence process and underwriting, introduced the buyer to lenders and vendors, and helped facilitate negotiations regarding the sale of the shopping center.
“This deal had some complications and surprises along the way,” said Schmidt. “But I think we are all very happy that we were able to bring everything together in the end and meet the needs of both the buyer and the seller.”
