New owner of Westshore 500, The Green Companies, retains Colliers International for office leasing

The Green Companies, which recently purchased the Westshore 500 office building in Tampa’s Westshore business district, has selected Colliers International Tampa Bay to continue handling the leasing for the Class A building.

The Green Companies is one of Miami’s oldest family-owned firms specializing in real estate development, ownership, and property management, and purchased the building as its first acquisition in the Tampa market. The acquisition team was led by James Bernstein, president; Elizabeth Green, managing principal; and Jesse, Seitz, associate.

“Westshore 500 is a landmark asset in Tampa’s premier office submarket,” said Berstein. “We are excited about the long-term prospects of this property, and working with the excellent team at Colliers.”

Colliers International Tampa Bay’s Claire Calzon, Executive Managing Director of Office Services, and Joanne LeBlanc, Senior Associate of Office Services, have represented several different owners of Westshore 500 in the leasing of the building since 2013, and have been selected to continue to handle the leasing. Calzon has handled the leasing in the building since 1994, working for several different owners.

The 130,250-square-foot, 10-story building is currently 97% leased. Some of the larger tenants are Coldwell Banker, Aflac, WellMed and SunTrust Bank.

“The Green Companies acquired the property because of its well-positioned location right off the interstate and in the heart of the Westshore business district,” said Colliers’ Calzon. “Westshore 500 is also right next to the recently announced strategic redevelopment of Westshore Plaza, and we think the high level of interest for space in the building will certainly continue.”

Washington Prime Group, the owner of Westshore Plaza, has plans to redevelop the mall’s former Sears and adjacent surface parking lot into office, medical office, nearly 1,200 multifamily residential units and 240 hotel rooms.

The Green Companies has plans for significant renovations to improve the tenant experience in the building by adding a number of new amenities, such as more collaborative space and outdoor space.

Westshore 500 is located at 500 N. West Shore Blvd.
