
Realtor Christy Teffenhart marks top sale in March on Siesta Key
In the expansive waterfront community Siesta Isles, homes along the Grand Canal on Siesta Key feature the finest in Florida living. Many offer both deep water boat access to Sarasota Bay and the Gulf of Mexico, while in walking distance to world-famous Siesta Key Beach. Christy Teffenhart, REALTOR® with Premier Sotheby’s International Realty, sold the highest per square foot, canal front property on Cape Leyte Drive in March. Though modest in size – just over 2,500 square feet – the location and new construction commands a high-dollar price tag. The West Indies inspired home, built by James Talkie Custom Homes, boasts almost 100 feet of waterfront in addition to the amenities that the community and new construction have to offer.
The house sold for $1,765,000 which is $698 per square foot – the highest in three years. The median list price per square foot for current listings on Siesta Key is $447, according to Realtor.com.
“This home offered the best of interior and exterior qualities for waterfront, luxury living,” said Teffenhart, realtor and resident of Siesta Key. “Many times, buyers compromise a bit on one for another, but this property’s value reflected the whole package, and I am happy to have had the opportunity to put my local expertise to work.”
According to the Realtor Association of Sarasota and Manatee March report, single-home inventory in Sarasota is balanced, meaning it is neither a buyers’ or sellers’ market. The median price decreased marginally over last year – just less than 1 percent, but the number of home sales compared to the previous year increased by 1.4 percent. This canal-front sale reflects value over trend in the current real estate market.
