August 13, 2018 by Post

Portfolio Consists of 10 Buildings on 75 Acres in St. Petersburg’s Gateway Submarket

TAMPA, FL (August 13, 2018) – Cushman & Wakefield has been named the exclusive leasing agent for a 1,168,225-square-foot industrial portfolio in St. Petersburg’s Gateway submarket. The 75-acre portfolio consists of 10 warehouse and manufacturing buildings situated centrally within the Tampa-St. Petersburg-Clearwater MSA.

Evergreen Industrial Properties and its parent, Ivanhoé Cambridge, retained the Cushman & Wakefield team of Director John B. Jackson, CCIM, Senior Director Julia Rettig and Senior Associate Jessica Mizrahi. A global leader in the real estate industry, Ivanhoé Cambridge develops and invests in high-quality real estate properties. The company acquired the portfolio through its acquisition of Evergreen Industrial Properties in 2017.

The portfolio is 88 percent occupied, with 295,000 square feet available, or soon to be available, for lease. The 10 buildings range from 46,535 square feet to 207,062 square feet. Notable tenants include Amazon, CRES, Plasma-Therm, Lockheed Martin Aeronautics Corp., Jagged Peak, Inc., L-3 Communications Security and Detection Systems and Omnicell Technologies.

“The Gateway submarket provides access to a majority of the Tampa Bay region within 45 minutes, giving tenants exposure to a diverse employment base,” said Jackson. “The location, along with the quality of buildings and strong institutional ownership in Ivanhoé Cambridge, make these properties an excellent option for local, regional and national users of industrial space.”

The portfolio consists of select buildings in Gateway Business Centre and Metropointe Commerce Park. Eight of the buildings are situated near the northeast intersection of Gandy Boulevard and Interstate 275, while the other two are just west of the interstate, on 28th Street North. The buildings are approximately five miles south of the St. Petersburg-Clearwater International Airport, and provide convenient access to the Gandy and Howard Frankland bridges, which connect to Tampa.

The addresses of the buildings are 9700 18th St. N, 1790 Commerce Ave. N., 9965 18th St. N, 9900 18th St. N, 10040 18th St. N, 9300 28th St. N, 2801 – 2891 Gateway Parkway, 2003 Gandy Blvd., 2005 Gandy Blvd., and 2007 Gandy Blvd.
