Screen manufacturer expands, leases 30,000-square-foot industrial warehouse in Sarasota

Defender Screens International LLC, dba Progressive Screens, has signed a 30,000-square-foot lease at 5330 Pinkney Ave, Building D, in Sarasota. The company, a wholesale manufacturer of world-class motorized retractable screens and the Patented MagnaTrack system for both residential and commercial applications, is relocating from an 18,600-square-foot space on 60th Drive East in Bradenton.

“The additional space is needed to handle the rapid growth we are experiencing, new product introductions and additional staff,” said Progressive Screens President Arthur James Jr. “We are anticipating adding five to 10 new positions in the fourth quarter of 2018.”

Nick DeVito II, SIOR, and Joanna Ginder of Ian Black Real Estate represented the landlord, HD Supply Holdings, LLC, in the transaction. Dion Souza of Sarabay Real Estate represented the tenant.

“The space is wide-open clear span warehouse that allows for the tenant to move freely through the building without having to dodge columns like in older buildings in our market,” said DeVito, partner at Ian Black Real Estate. “The building also has multiple oversized roll-up doors, allowing wider and taller access than other buildings in the market.”

The property also includes air-conditioned office space with four private offices, a kitchenette, a break area, a conference room and restrooms. There is also parking for 65 vehicles and truck access.

“The finished office/showroom area and oversized parking allows for an expanded showroom and executive offices, along with workspace for additional sales staff,” said Ginder, sales associate at Ian Black Real Estate. “The close proximity to I-75 is also a bonus since the majority of the larger warehouses in our market are more than three miles from connectivity to the interstate.”

Progressive Screens is expected to move in by Oct. 1.

“Companies in our area are continuing to expand due to the residential growth in our market,” said DeVito. “This is just another company capitalizing on its unique product niche in Sarasota-Manatee.”
