Chapters Health Sold a 28,445-SF South Tampa Property and Signed a 14,000-SF Lease at Meridian Three in the Westshore District
TAMPA, FL, June 15, 2018 – Cushman & Wakefield has represented Chapters Health System, a not-for-profit healthcare provider, in relocating its Tampa office from a property it had owned to a leased space in a Class A office tower.
Executive Managing Director Andy May, along with Director Nina Sullivan, represented Chapters Health in leasing a 14,205-square-foot space at Meridian Three, 4200 W. Cypress St., which is part of a three-building, Class A office complex in Tampa’s Westshore submarket. Lisa Coulter represented the landlord, Highwoods Properties, in the lease negotiations.
May and Senior Director Barry Oaks also represented Chapters Health in the disposition of a 28,445-square-foot office building at 3010 W. Azeele St. in South Tampa, which sold at a record price per-square-foot for the South Tampa market. Clearview, represented by Cushman & Wakefield Director Ryan Reynolds, purchased the property.
Chapters Health, which provides hospice care and other services for those affected by life-limiting illnesses, is headquartered in nearby Temple Terrace and operates in Citrus, Hardee, Hernando, Highlands, Hillsborough, Pasco, Pinellas and Polk counties.
“The office building on West Azeele Street is a valuable asset because of its location and size in the South Tampa submarket,” said May. “The time was right for Chapters Health to sell and take advantage of the increased demand we are experiencing in the South Tampa submarket, and the efficiencies created by their new location. Being positioned in the heart of Westshore, Meridian Three is a convenient location that should serve the organization and its clients’ needs well.”
Sullivan added, “The move to a Class A building in Westshore will allow Chapters Health to embrace the latest healthcare industry trends for workplace strategy and current technology.”
Meridian Three is a 220,450-square-foot building that underwent significant renovations in 2015. The building features a light-filled lobby with onsite amenities including a fitness center, conference room and two cafés. At the intersection of West Cypress Street and North Lois Avenue, it is adjacent to Interstate 275, which provides convenient access to downtown Tampa as well as St. Petersburg and Clearwater.
Chapters Health plans to complete the move to Meridian Three this fall.
