City Releases RFP for Tangerine Plaza Development Site
As the City continues to invest in South St. Petersburg, a Request for Proposal (RFP) for the Tangerine Plaza development site was formally released to the public yesterday, April 30.
The city invites developers, end-users and interested parties to submit proposals to lease and develop the city-owned property at 1794 22nd Street South, located within the South St. Petersburg Community Redevelopment Area (CRA).
“I am pleased we are moving ahead with the next steps for Tangerine Plaza, and I look forward to the responses we get from this Request for Proposals,” says Mayor Rick Kriseman. “I hope anyone interested in this important parcel of land will submit a proposal for our review. I want to thank my economic development and urban affairs teams for their work in getting this done.”
Proposals must be delivered not later than 10 a.m. Monday, July 2, 2018 to City of St. Petersburg, Real Estate and Property Management, Municipal Services Center, One Fourth St. N. – Ninth Floor, St. Petersburg, Florida 33701. Proposals received after the specified time and date for any reason will NOT be considered.
For parties interested in responding to the RFP, a Walk-Through of a portion of the Tangerine Plaza premises will be held on site on Wednesday, May 9, at 10 a.m.

Directed Capital Expands at Downtown St. Petersburg’s Morgan Stanley Tower
Directed Capital, a private equity firm specializing in acquiring and originating special situation commercial mortgage debt and investing in commercial real estate, will move its headquarters into 13,460 square feet at Morgan Stanley Tower in downtown St. Petersburg. The firm will double the size of its current headquarters footprint in St. Petersburg.
“The St Petersburg office market is robust. Our three St Pete office buildings are now over 99% occupied,” said Mike DiBlasi, Feldmand Equities Executive Vice President for Leasing and Marketing.

Rick Scott Recommends Trop Site and Surrounding Areas as Low Tax Opportunity Zones
A new federal economic development incentive could help draw investors who want to redevelop the Tropicana Field site in St. Petersburg. Governor Rick Scott announced his recommendation to designate 427 communities across every Florida county as Low Tax Opportunity Zones. Low Tax Opportunity Zones, as established in the federal Tax Cut and Jobs Act of 2017, encourage long-term investment and job creation in targeted communities by reducing taxes for many job creators.
