ORLANDO, Fla. — Exeter Property Group, a leading owner and developer of industrial real estate throughout the U.S. and Europe, has broken ground on a multi-million dollar, 561,750 square foot distribution center at 9775 Air Commerce Parkway adjacent to Orlando InternationalAirport.
The facility was designed by GMA Architects on Tract C (42.7 acres) of the 230-acre AirCommerce Park, a strategically located PD bordered by Tradeport Drive and Boggy Creek Roadin the top industrial submarket of southeast Orlando.
Nick Sands, Regional Acquisitions and Leasing Officer for Exeter, said the project will be delivered in February 2019. ARCO Murray based in Tampa is the general contractor and Florida Engineering Group of Orlando is the project’s civil engineer.
The building is available for lease to a single or multiple occupants. Sands said he’s in negotiations with several potential tenants and predicts it will end up with no more than three there for a long-term. “Exeter is looking to fill a demand for users north of 250,000 square feet as Orlando continues to grow as a statewide distribution hub,” he said.
The state-of-the art facility features 36-foot clear height, 535-foot building depth, cross dock configuration with 103 dock positions, a high-output / high-volume ESFR fire protection system, a 185-foot truck court, 60-foot concrete truck apron, storage spaces for 112 trailers and 312 auto parking spaces. Office space will be built to suit tenant specific needs.
The property benefits from ease of access to the Florida Turnpike, State Roads 528 and 417 and will bring Exeter’s holdings to over 3.5 million square feet along the I-4 Corridor.
