EM Squared LLC and Louann Holdings LLC has sold an office building at 9024 Town Center Parkway in Lakewood Ranch for $2.2 million. Ascom, a healthcare communications company, has anchored the property since 2012.
DJ Swamp II Properties LLC purchased the two-story, 18,524-square-foot building on 1.9 acres as an investment property. The company is headed by David E. Sessions, president/CEO of Willis Smith Construction, and David M. Carey, the contractor’s chief financial officer.

Ian Black Real Estate is marketing two other buildings in Lakewood Ranch as part of an office portfolio owned by the same sellers.
“The buyers of the Ascom building have taken advantage of a great opportunity to acquire a high-caliber asset in one of the country’s outstanding areas of growth,” said Black, Founder and Partner at Ian Black Real Estate. “There has been significant interest in the other two properties, as well.”
The other properties in the portfolio are 8430 Enterprise Circle and 9415-9423 Town Center Parkway. As is the Ascom building, both are located within a 5-minute driving radius in Lakewood Ranch and minutes from the Interstate 75/University Parkway interchange in Sarasota.
