Sales are now open in Twin Creeks, and will open soon in South Fork Lakes and Triple Creek
RIVERVIEW, Fla. (Oct. 25, 2017) – Lennar is expanding its considerable presence in south Hillsborough County, starting construction of single-family homes in three Riverview communities. The three communities, Twin Creeks, South Fork Lakes and Triple Creek, each offer a diverse selection of floorplans designed to appeal to a variety of buyers, from first-time homebuyers and growing families, to empty nesters and retirees.
Lennar is currently building homes in over 30 residential communities in south Hillsborough County, offering a wide variety of home sizes and price points that appeal to the market’s growing population of young families.
The three new Lennar communities are opening during an extremely healthy period for the Tampa Bay housing market. According to research company MetroStudy, the second quarter of 2017 saw the highest number of new home starts – nearly 3,000 – in the Tampa Bay area since 2006.
The fast-growing south Hillsborough County submarket is responsible for a significant portion of this growth, with nearly 1,000 new home starts in the second quarter of 2017. Year-over-year, the South Hillsborough County submarket saw approximately 3,300 new home starts, accounting for one-third of the nearly 10,000 total home starts in the Tampa Bay area.
An evolving submarket just 15 to 20 miles from downtown Tampa, the Riverview area offers more square footage for the price compared to Tampa’s older, more developed neighborhoods. Homebuyers are attracted to the area’s expanding dining, retail and entertainment options, such as The Winthrop Town Centre, the newly completed Rivercrest Commons Shopping Center and recently opened Riverview 14 GDX luxury movie theater. It’s also a quick drive to nearby attractions in Brandon such as the Westfield Brandon Town Center.
Lennar’s Twin Creeks community is situated conveniently between Interstate 75 and U.S. Highway 301 in Riverview. The community offers 13 floorplans, including the 1,267-square-foot “Albany” with three bedrooms and two bathrooms, and the expansive 3,326-square-foot “Trenton” with six bedrooms and three bathrooms. Family-friendly amenities include a swimming pool with a cabana. Sales are now open with prices starting in the $180s.
The South Fork Lakes community is located a few miles southeast of Twin Creeks, south of Big Bend Road. The community offers the same 13 floorplans as Twin Creeks, as well as an additional 12 floorplans that range from the 2,443-square-foot “Phoenix” with four bedrooms and 2.5 bathrooms, to the 4,135-square-foot “Olympia” with five bedrooms and four bathrooms. With 25 floorplans, the community has options for families and budgets of all sizes.
Amenities in the South Fork Lakes community include a swimming pool, a basketball court, a playground and scenic trails for walking and biking. Sales will open in December.
Triple Creek, situated farther east off Balm Riverview Road, has 14 floorplans available, ranging from the 1,744-square-foot “New Jersey” with three bedrooms and two bathrooms, to the 4,369-square-foot “California” with six bedrooms and 4.5 bathrooms. Homes feature elegant exterior finishes, some with stone accents, and larger plans have spacious patios for outdoor living areas. Sales in Triple Creek are expected to open within weeks.
As Riverview grows, the overall outlook for the area’s housing market remains positive. Zillow considers the Riverview area to be a “hot” market, as home values increased by 7 percent in the last year and are predicted to rise another 2.3 percent in the coming year.
