As 201 Fletcher, LLC, the Hodges, Avrutis & Foeller law firm has purchased a freestanding office building in downtown Sarasota for $2,162,272. B&B Building, LLC sold the two-story, 9,653-square-foot property, located at 201 N Fletcher Avenue, to the well-known law firm, which focuses on representing creditors in collection of delinquent accounts.
Ian Black, Steve Horn and Melissa Harris of Ian Black Real Estate represented the seller. Michele Fuller and Stacy Rosenberg, also of Ian Black Real Estate, represented the buyer.
“The buyer was looking for an upscale downtown property for their law firm,” said Fuller, partner at Ian Black Real Estate. “This property fit their needs with a location close to the courthouse and size that could house the firm, along with another professional tenant.”
Hodges, Avrutis & Foeller, which has been leasing office space on Wood Street in Sarasota for the past couple of years, will occupy the second story of the building. Fuller at Ian Black Real Estate will represent the law firm in finding a tenant to lease the 4,826-square-foot first floor. The law firm is expected to move in around Aug. 1.
“We’re anticipating the firm will make some minor modifications to the interior, such as constructing a reception area and possibly upgrading finishes,” Fuller said.
Downtown Sarasota has been experiencing a healthy demand for owner-occupied properties, according to Fuller.
“We’ve come to a time when companies are doing well and are looking to purchase and have a hold on the real estate market in the downtown area.”
