ST. PETERSBURG, FL, April 28, 2017 — Cushman & Wakefield announced today that it has negotiated the relocation of Spoor Bunch Franz’s headquarters to the Glades Building at Baypoint Commerce Center. Senior Director Barry Hanerfeld brokered the 17,944-square-foot office lease on behalf of New York-based owner The Feil Organization.
Spoor Bunch Franz is a Tampa Bay-based accounting firm founded in 1971. It will relocate both its 11,146-square-foot downtown St. Petersburg office from the Plaza Tower and its 7,800-square-foot Clearwater office to Baypoint Commerce Center in the third quarter. Spoor Bunch Franz, which also has offices in The Villages, will employ approximately 60 people in the Glades Building.
The Glades Building is a 71,402-square-foot, three-story asset located at 877 Executive Center Drive West in St. Petersburg, just south of Gandy Boulevard and Dr. MLK Jr. Street North in Baypoint Commerce Center.
Originally developed in 1971, Baypoint Commerce Center is a 15-building, ±700,000-square-foot office park. The park features on-site property management and leasing, abundant parking, after-hours security and fully furnished conference rooms. High-speed Internet, cable and fiber is available from a number of service providers.
Baypoint Commerce Center’s 76-acre campus is ideally located just north of downtown St. Petersburg, offering exceptional accessibility via Interstate 275, 4th Street, Dr. MLK Jr. Street, and the Howard Frankland and Gandy Bridges. There are numerous high-quality dining, lodging and retail venues nearby.
The Feil Organization purchased the property in 2011 and recently completed a multi-million dollar modernization effort. Updates include new building lobbies, renovated restrooms, upgraded landscaping, new monument and directional signage, improved parking areas, LED lighting and new patios, sidewalks and benches.
Hanerfeld was named exclusive leasing advisor at Baypoint Commerce Center upon The Feil Organization’s acquisition in 2011. He has grown park-wide occupancy from 60 to 85 percent. The Glades Building is currently 91 percent leased.
“We’ve seen user interest increase dramatically at Baypoint Commerce Center in recent years,” said Hanerfeld. “The Feil Organizations’ investment in the park, its willingness to work with potential tenants to finalize deals, the park’s accessibility to the greater Tampa region and the renaissance of the St. Petersburg market have all contributed to an increase in demand and occupancy for this revitalized asset.”
