TAMPA, FLA. – Marking one of the strongest new years ever, seven estate homes … each averaging $1.3 million … are under construction at Stonelake Ranch, the 685-acre gated enclave on Lake Thonotosassa in eastern Hillsborough County.
Moreover, builders are expected to start three more estate residences in that same price range in the near future, says Brian Funk, the community’s managing partner.
Also in the mix is the sale of Stonelake Ranch’s last open-water, dockable homesite. At 1.6 acres with wide Lake Thonotosassa frontage, it sold for $760,000. However, Funk pointed out that 20 lakefront homesites on 900-acre Lake Thonotosassa and 37-acre Lake Hendry remain available for prices averaging $300,000.
This high-end building boom has produced more than $13 million in residential sales, indicating the continued demand for high-end residential real estate. Funk attributes that demand to Stonelake Ranch’s central location between Tampa and Orlando.
The Stonelake Ranch welcome center is open 10 a.m.-5 p.m. Monday-Saturday and noon-5 p.m. on Sunday. For more information about the community call (813) 986-0062 or visit www.stonelakeranch.com.
About Stonelake Ranch
Stonelake Ranch is a community of executive and estate residences on homesites ranging in size from 1.5 to nearly 19 acres, all designed to retain the natural character of this former Florida ranch. More than a third of Stonelake Ranch’s homesites border the lake – Hillsborough County’s largest – providing 10,000 feet of lakefront, sweeping water views as well as an island bird sanctuary.
Residences – being built by some of the area’s best-known custom and semi-custom home-building companies – must contain at least 3,500 square feet of living space if built on the water. Homes off the water can provide no less than 3,000 square feet of living space. Residential pricing runs from about $500,000 to more than $5 million including homesite.
Stonelake Ranch allows home owners to build private residential compounds – not just homes – with main houses, guest cottages, gazebos and much more … all on one homesite. Moreover, they can build horse stables and enjoy the community’s 40-foot-wide riding trails and 120 acres of undisturbed meadows.
Stonelake Ranch is being developed by Charles Funk and Jeff Meehan, who also created the highly successful community of Arbor Greene in the New Tampa area of Hillsborough County.
