Zeno secures signage rights to the Westshore 500 building, first signage change in 25 years
TAMPA, Fla. (Feb. 3, 2016) – Zeno Office Solutions has secured building signage rights directly fronting one of Tampa Bay’s most traveled interstates. Pre-empting other candidates, Zeno targeted Westshore 500 for its occupancy and signage rights. Located at the southwest corner of Interstate 275 and West Shore Boulevard, Westshore 500 features prominent visibility from passersby on the Interstate.
Zeno (owned by a division of Xerox Corp.), a printing, imaging, and document management company signed two leases, one at Westshore 500 and another at Florida Mining Blvd, totaling over 39,000 square feet.
Mia Jarrell, Managing Director of Office Services with Colliers International, represents Zeno Office Solutions (ZOS) and its parent company with 2.4 million square feet in its leased portfolio throughout the US. Claire Calzon, Managing Director of Office Services and Joanne LeBlanc, Associate of Office Services with Colliers International, have represented Fairlead since they acquired the property.

The last time a signage change occurred at Westshore 500 was over 25 years ago when SunTrust Bank secured those rights. Each day over 200,000 cars pass the building on eastbound I-275.
As important as this lease and signage rights were to Zeno, it was equally a boon for landlord, Fairlead Commercial Real Estate. Since acquiring the building in January 2015, when the property was 78 percent leased, the owner has seen occupancy tighten to 94 percent in less than 12 months. Not only has the Westshore office market improved markedly, Fairlead is investing over $1.9 million in upgrades to the building’s lobby and common areas for the benefit of its tenants.
“Timing was perfect,” said Jeff Shaw, CEO of Fairlead. “SunTrust has and continues to be a great tenant at Westshore 500.” The bank elected to give up its signage rights as part of its recent renewal, creating an opportunity for Zeno. “Zeno’s new tenancy and signage represents a strong commitment to Westshore 500 by a reputable firm with local Tampa roots,” continued Shaw.
Zeno’s additional 36,343-square-foot lease in Carrollwood will begin in June. The company also has offices in Ft. Myers, Port St. Lucie, Sarasota, Lakeland, Orlando, Gainesville, and Jacksonville.
