Lithia, Fla. – David Weekley Homes has almost completed construction on five new model homes and an amenity center in Encore at FishHawk Ranch. Encore at FishHawk Ranch is a new approach to lifestyle-driven home design specifically for buyers 55 years and older, and will be the first age-qualified neighborhood within the award-winning FishHawk Ranch community. The model homes and amenity center are slated to open February 19.
FishHawk Ranch is owned in a joint venture partnership between NORTH AMERICA SEKISUI HOUSE, LLC (NASH), the U.S. business unit and full subsidiary of SEKISUI HOUSE, LTD., Japan’s largest homebuilder and leading diversified developer, and Newland Real Estate Group, LLC, whose development business, Newland Communities, is the master developer of the community. It is one of more than 30 communities the NASH-Newland partnership owns together in 11 states across the United States.
“Encore represents an exciting new concept for David Weekley Homes and we’re thrilled to partner with them and launch it in FishHawk Ranch,” said Pam Parisi, Regional Marketing Director at Newland Communities. “Encore is perfect for a variety of homebuyers, including those who are looking for a strong sense of community, or who want to be close to family members but still want to enjoy the independent lifestyle they’ve become accustomed to in a home of their own home.”
“We’re very excited to launch Encore, our new line of homes for those 55+,” said David Weekley, Chairman of David Weekley Homes. “Many of our current homebuyers already fit within this demographic, so it was a natural fit for us to develop Encore with the beautifully open, single-level floor plans that our customers are asking for. These homes will make a great addition to the FishHawk Ranch community, where we have been building since the late 1990s.”
Encore at FishHawk Ranch will be a gated community, featuring single level homes with newly designed floor plans ranging from two to four bedrooms, up to three full baths and two to three car garages. Residents will enjoy expanded outdoor living areas for entertaining family and friends, as well as exclusive community amenities such as an adult-only swimming pool, a 5,000-square-foot recreation center, and a full-time lifestyle director for Encore homeowners. Residents will also be able to utilize select FishHawk Ranch amenities, including The Lake House community center, Central Park pools and a dog park, as well as the future retail Village Center.
This new community taps into the growing needs of Baby Boomers, who are a driving force in real estate. According to research from the National Association of Realtors Baby Boomers account for 31% of home purchasers, right behind Millennials who make up 32% of buyers. As their children leave home, more and more Baby Boomers are downsizing from larger homes, opting for new construction, single family homes in quality neighborhoods close to employment centers, shopping, schools and healthcare. Boomers also desire low-maintenance home with custom design features. Additionally, in 2014 59% of all homebuyers over age 49 purchased single family homes in senior-related housing community, with 48% of those communities located in suburban areas.
Homes at Encore at FishHawk will range from the high $200s to mid $300s with sales beginning in mid-February 2016.
