The West Villages, FL—The neighborhoods in and around the West Villages—Gran Paradiso at the West Villages, Island Walk at the West Villages, Grand Palm and Sarasota National–continue to lead sales in Sarasota County. According to MetroStudy, there were 614 home starts over the last twelve months, accounting for 43% of starts in the county. The West Villages is the master-planned community that consists of the current and future neighborhoods in the West Villages Improvement District in south Sarasota County, west of the Myakka River.
Also based on MetroStudy’s annualized numbers, there were 346 closings in the West Villages, 129 in Grand Palm and 55 in Sarasota National, a total of 530 for the area.
“Mattamy Homes, North America’s largest private home builder, will be breaking ground this fall on The Preserve at the West Villages, its first neighborhood here,” stated Martin Black general manager of The Ranch Land Partners.” Located between River Road and West Villages Parkway, north of U.S. 41, this will be a gated neighborhood for 108 homes of 2,100 to 3,200 square feet on large home sites.”
Island Walk at the West Villages opened their third phase of the main amenity campus to the homeowners. “Previously Island Walk’s amenity already had tennis courts, bocce ball courts, fitness center, massage room, resort style pool, spa, lap pool, library, arts & crafts room and a large event room with a catering kitchen,” said Blake Lapinsky of DiVosta Homes, the builder and developer of IslandWalk at the West Villages. Their new building includes a large ball room with a dance floor, a catering kitchen, a billiards/card room, event lawn, pickle ball and a fire pit.
Lapinsky added, “Sales have continued to outperform expectations through the second quarter with Island Walk 110% over our plan. This is large in part due to traffic being up 150% year over year.”
