TAMPA, FLA. – Riding the crest of the resurgent luxury-home market, Stonelake Ranch announces that 10 estate residences – averaging $1.2 million each – are being built or about to start construction at this private, gated enclave on Lake Thonotosassa in eastern Hillsborough County.
Providing up to 22,000 square feet of living space, the estates are rising on homesites ranging from 1.5 to 18 acres in size, several of them located on the 900-acre lake, Hillsborough County’s largest. The residential designs were created by Tampa Bay-area builders Arthur Rutenberg Homes, Bartlett Custom Homes, Emerald Homes and Homes by John C. Fowke.
This latest sales surge reflects a significant increase in Stonelake Ranch home starts from 2013, which was a turnaround year for this exclusive community. Last year, sales rose more than 500 percent from 2012. In fact, Stonelake Ranch’s 2012 annual sales totals were exceeded in the first two months of last year.
This year, Stonelake Ranch’s sales figures consistently have outstripped national average monthly luxury-home-sales increases that Bloomberg.com reports at about 8 percent.
The national sales surge, says the web site, has been triggered by the improving economy and the stock market’s explosive growth. Locally, the sales increase … and heightened interest in Stonelake Ranch … also can be attributed to pent-up demand in the Tampa Bay-area luxury-home market and an uptick in the sale of existing homes.
About Stonelake Ranch
About Stonelake Ranch
Stonelake Ranch is a 685-acre community of just 160 executive and estate homes. Homesites were designed to retain the natural character of this former Florida ranch.
More than a third of Stonelake Ranch’s homesites border the lake, providing 10,000 feet of lakefront, sweeping water views as well as an island bird sanctuary.
Residences must contain at least 3,500 square feet of living space if built on the water. Homes off the water can provide no less than 3,000 square feet of living space. Residential pricing runs from about $500,000 to more than $5 million including homesite.
Stonelake Ranch allows home owners to build private residential compounds – not just homes – with main houses, guest cottages, gazebos and much more … all on one homesite. Moreover, they can build horse stables and enjoy the community’s 40-foot-wide riding trails and 120 acres of undisturbed meadows.
Stonelake Ranch is being developed by Charles Funk and Jeff Meehan, who also created the highly successful community of Arbor Greene in the New Tampa area of Hillsborough County.
