TAMPA, FLA. – Sales volume at Stonelake Ranch – the gated, luxury community on Lake Thonotosassa in eastern Hillsborough County – more than tripled last year, when compared to sales figures for 2012.
With average home-and-homesite packages priced at $1.1 million, Stonelake Ranch and its builders racked up sales estimated at $22 million as of Dec. 31, compared to $6.6 million in the previous year, reports Brian Funk, the community’s general manager.
Moreover, average individual sale prices shot up 29 percent from the previous year, and properties were on the market for shorter periods of time than in 2012.
Funk said this sales pace was sustained throughout the year, indicating a solid resurgence in the luxury-home market. This, he added, was supported further by a marked increase in inquiries about purchasing and building in the near future.
Situated along 942-acre Lake Thonotosassa in eastern Hillsborough County, Stonelake Ranch is a 685-acre community of just 160 executive and estate homes. Ranging in size from 1.5 to nearly 19 acres, homesites were designed to retain the natural character of this former Florida ranch.
More than a third of Stonelake Ranch’s homesites border the lake – Hillsborough County’s largest – providing 10,000 feet of lakefront, sweeping water views as well as an island bird sanctuary.
Built by some of the area’s best-known custom and semi-custom home-building companies, residences must contain at least 3,500 square feet of living space if built on the water. Homes off the water can provide no less than 3,000 square feet of living space. Residential pricing runs from the high $700,000s to more than $5 million including homesite.
Stonelake Ranch allows home owners to build private residential compounds – not just homes – with main houses, guest cottages, gazebos and much more … all on one homesite. Moreover, they can build horse stables and enjoy the community’s 40-foot-wide riding trails and 100 acres of undisturbed meadows.
The rolling hills in Stonelake Ranch include several of Hillsborough County’s highest points … some rising 80 feet above sea level.
Stonelake Ranch is being developed by Charles Funk and Jeff Meehan, who also created the highly successful community of Arbor Greene in the New Tampa area of Hillsborough County.
