Buyer purchases 37,970-square-foot office space with plans to renovate
DUNEDIN, Fla. (November 1, 2013) – Colliers International Tampa Bay has closed the sale of a 37,970-square-foot multi-tenant office property in Dunedin for $1 million.
The property, which has Wells Fargo as a tenant, is located on the southwest corner of Curlew and Alternate US Highway 19, near a Walgreens and a newly remodeled shopping center that is owned and occupied by Publix.
Melanie Jackson, Senior Associate, Office Services for Colliers International Tampa Bay, represented the seller, First States Investors HFS, L.P. Auction.com was utilized to sell the property.
2494 Bayshore Boulevard, LLC purchased the office building, which had an occupancy rate of 27 percent at the time of sale, with plans to renovate and to lease out the space by targeting both retailers and office users.
“This value-add property provides unlimited potential opportunities,” said Jackson. “While there is a high level of vacancy, the buyer purchased the property with plans to conduct a major facelift to the building and improve occupancy.”
The property is located at 2494 Bayshore Boulevard in Dunedin.
