453-acre tract has large reserve of fill dirt for road building and commercial construction
WIMAUMA, Fla. (August 1, 2013) – A 453-acre tract in Wimauma with a major reserve of fill dirt used for road building and commercial construction has sold for $3.1 million, Colliers International Tampa Bay announced today.
Melanie Jackson of Colliers International Tampa Bay represented the buyer, Razorback Ranch, LLC. The seller, Tampa Groves, LLC, was represented by Ryan Sampson of Eshenbaugh Land Co., and Ben Crosby of Crosby and Associates.
The property, at 16410 Balm Wimauma Road in the Hillsborough County community of Wimauma, has remaining reserves of 7.5 million cubic yards of fill dirt, with a large percentage comprised of Florida Department of Transportation-approved A-3 select fill dirt. In addition to the potential income related to the borrow pit, there are also opportunities for the buyer to maximize the agricultural use of the remaining property.
“This was a unique investment opportunity for the buyer,” said Colliers’ Jackson. “And with the economy improving, that means more demand for fill dirt for new construction around the area, making this tract extremely attractive.”
