TAMPA, Fla. (Jan. 7, 2013) – Turning a former college into a new home for state agencies, Commercial Asset Partners Realty (CAP) is pleased to announce the sale of a 22,814-square-foot professional office property on 4.77 acres previously occupied by Rasmussen College at 2127 Grand Boulevard in Holiday, Fla., for $1,055,000.
CAP Broker-Owner Heidi Tuttle-Beisner, CCIM, represented the seller, Freedom Properties, Inc., while Steven Silverman, CCIM, of Tampa Commercial Real Estate represented the buyer, Orlando LLC, a private investor.
Built in 1972, the 20,854-square-foot main building has a 6,000-square-foot second floor in shell condition. The property, which had been vacant for almost two years, also includes a 1,960-square-foot annex building.
“This property met the square-footage and parking requirements the buyer was looking for,” said Tuttle-Beisner. “He also wanted a free-standing building, so between those three criteria, this property was a good fit for his needs.”
The Florida Department of Revenue and Florida Child Support Enforcement are expected to move into the space as tenants late next year, upon completion of the build-out.
Tuttle-Beisner and Silverman initially connected on the opportunity at a Florida Gulfcoast Association of Realtors (FGCAR) meeting.
“This is a good example of the value of participating in industry organizations and building relationships with peers,” said Tuttle-Beisner.
