Southwest Florida — Neal Communities will ring in the New Year with a new building, new sales records, and new growth. The award-winning, Lakewood Ranch-based builder broke all previous sales records this year with 600 new home sales and a projected 487 closings.
“I could not be more proud of my entire team,” said Pat Neal, president of Neal Communities. “We exceeded all goals every quarter this year and experienced tremendous growth with the addition of several new communities. Paramount to our success is our ability to react quickly to a recovering market, to fulfill the various needs of homebuyers with feature homes, the best value, and of course, beautifully built homes,” said Neal.
The 2012 sales results represent a 50% increase over 2011, and make this year the most successful in company history. With 14 different neighborhoods stretching from Parrish to Englewood, Neal Communities currently has over 30% of the market share in Manatee County. The new home building company increased its team in 2012 by 36 people, adding staff in all areas including the new South Florida Division in Lee and Collier Counties, which will begin opening communities and building homes in 2013.
“Savvy buyers saw the bottom of the real estate cycle in the third quarter of 2011 as the opportunity to safely reinvest in real estate emerged again,” said Michael Storey, president of the Neal Communities Building Division. “Many buyers have delayed their buying decision over the past five years and now realize single family homes are properly valued and on the rise. We’ve seen a huge drop in supply over this same period of time so the increase in sales absorption further strengthens the market,” he said.
Neal Communities further positioned itself for continued growth with the opening of Grand Palm in Venice, FL this year- the $800 million master planned community that is the first of its kind in the region. Grand Palm is the largest neighborhood Neal Communities has ever created in 40 years of building with plans for 1999 homes. New communities, great pricing and a recovering market nationwide all attributed to the company’s record-breaking success in 2012.
“Opening six new communities and 33 decorated models during 2012 provided buyers with a greater opportunity than ever before to get a great value in a Neal Community,” said Storey. “In addition, leveraging our financial strength to maintain more than 75 inventory homes for quick move-in gives us a continuous competitive advantage.” Storey also noted that 40% of Neal Communities’ buyers took advantage of the additional value and shorter delivery time of a “Feature Home” in 2012. “Buyers clearly recognize the value in a beautiful Neal Community backed up by our financial strength and commitment to the local economy,” Storey said.
In 2011, the average sales price across all Neal Communities was $262,672 decreasing slightly to $257,609 in 2012.
Charlene Neal PureStyle
Charlene Neal PureStyle has had an outstanding year in 2012. Completing 12 models in 2011, the design company completed 20 models this year in addition to various recreation centers and country club projects. PureStyle expanded its business in late 2010 offering complete interior design services to private clientele in addition to model merchandising, and to date have serviced more than 100 new clients. PureStyle won recognition and critical acclaim in both the 2012 Aurora Awards and the 2012 Parade of Homes. The company won an Aurora for the interior merchandising of the Starlight model in Woodbrook. Charlene Neal’s award-winning work includes more than 80 of Neal Communities’ homes as well as designing and opening the 6,500 square-foot Design Gallery on Main Street in Lakewood Ranch.
Waterscapes Pools & Spas
Waterscapes Pools & Spas made a splash in 2012. The pool company had 192 completions, 211 sales and 2 commercial pools, up from 150 completions and 153 sales in 2011. “We had a great year and are planning for another big increase in 2013 with 270 residential sales in addition to 7 commercial pools,” commented John Collier, Vice President of Waterscapes Pools & Spas. The company projects 258 completions in 2013.

Neal Communities swept the 2012 Parade of Homes, winning 32 awards. Pat Neal was named Entrepreneur of the Year by the acclaimed Gulf Coast Business Review, and was also awarded the “Most Distinguished Research” award from the Government Research Association, for his involvement with Florida TaxWatch.
