TAMPA, FLA. – Tampa-based CJP Columbia Properties LLC announces plans to build a $20 million Hampton Inns & Suites hotel on the campus of Orlando Health, a not-for-profit healthcare network near Orlando’s city core.
The 2.3-acre hotel site is the first phase of a larger complex spanning nearly four acres that also features plans for a 100,000-square-foot medial office building that also will be built by CJP, says project manager Brian Funk. Construction of the hotel is expected to begin by mid-2013 with a planned opening in mid-2014.
Funk explains that while the Orlando area has one of the nation’s highest number of hotel rooms per capita, the city’s downtown core is under-served by limited-service hotels like Hampton Inns & Suites, which focus more on efficient, clean, affordable accommodations than resort-style amenities. And because of its location on Orlando Health’s campus, it will be ideal for visiting physicians, patients’ families and other visitors associated with the campus’ hospitals and cancer center.
Based in Orlando, Orlando Health is one of Florida’s most comprehensive private, not-for-profit healthcare networks. Its facilities, advanced medical treatments, procedures and staff serve nearly two million Florida residents and 4,500 international visitors annually.
CJP Columbia Properties LLC is the latest venture by Charles Funk and Jeff Meehan – real estate developers and investors who have developed or managed properties worth $1.5 billion during the past 30 years.
Aside from various current commercial projects, the team also is developing Seabourn Cove, the nation’s largest green apartment community to be Gold Certified by the National Association of Home Builders Research Center. Located in Boynton Beach, Fla., the 22-acre community on Florida’s Atlantic coast features 456 apartment homes, most pre-wired for electric-car charging stations in each private garage, and delivering substantially lower energy and water bills due to their nationally recognized sustainable design and construction.
Locally, the development team also developed Stonelake Ranch in Hillsborough County, the award-winning master-planned community of Arbor Greene in Hillsborough County’s New Tampa area, and redeveloped Tampa Bayside Marina in Tampa.
Funk has developed, owned and managed more than one million square feet of industrial space on Florida’s west coast through Carlyle Investments Inc., which he founded in 1980.
Together, Meehan and Funk head up HG Management LLC, which coordinates the construction and sale of single-family homes and apartments in unique in-fill and water-oriented locations throughout Florida.
