Southwest Florida— In just over a month since its grand opening, Neal Communities’ Grand Palm community has sold 14 homes. Grand Palm is the largest master-planned community of its kind in Venice, FL.
“We have been flooded with visitors, Realtors, and buyers,” said David Hunihan, director of sales for Neal Communities. “There was pent up demand for this type of single family product in the market, plus the location is ideal. Buyers see the value the second they drive through the manicured entrance and learn about the homes and the incredible amenities here,” said Hunihan.
As further evidence appears of real estate renewal and resurgence in the southern Sarasota County market, more than 4,000 people visited the Grand Palm sales center during its opening week and more than 500 came through the second week. Hundreds of Realtors from Manatee, Sarasota, and Charlotte counties have also visited the models and the interactive displays and features showcased at the Discovery Center.

As the largest residential land owner in Sarasota County, Neal Communities will build on 2,565 lots in several different communities including Grand Palm, Sawgrass, Arlington Cove, and the Boca Royale Golf and Country Club, expected to open for sales early next year.
Priced from the mid $100’s, Grand Palm is the largest neighborhood Neal Communities has ever created in over forty-one years of building, with plans for 1,999 homes at build-out. The master planned community will include amenities for every age group and family gathering areas throughout the neighborhood.
Grand Palm is the first project developed to meet not only the carefully-crafted, low-impact standards of Sarasota County’s Sarasota 2050 Initiative, but also the plan’s vision for sustainability.
The community will provide about $800 million in tax base when complete, and about $16 million per year in local property taxes.
Centrally located off River Road in Venice, near great schools, amenities, and nature, the community layout preserves at least 33% of the land as open space and features spectacular preserved trees from the grand entrance, continuing throughout the community. The 266-home first phase opened for sales on September 8, 2012 with six models. Another four are expected to open by December and the amenity center is expected to open in early March 2013. Buyers have a total of five product lines and a large variety of floor plans to choose from, ranging in size from 1,079 sq. ft. to 2,535 sq. ft.
Centered on its largest park, the 10-acre Exploration Park, Grand Palm will have something for everyone— with 25 parks spread throughout 10 bike and pedestrian-friendly neighborhood centers. By the end of 2013, the community will feature a 32-acre Adventure Lake containing Lookout Point Island, an eight-acre park accessible from the mainland. The primary amenity area, to be completed in early 2013, will include a recreation center, resort-style pool with a slide, a fitness oriented pool, splash park, playground, two tennis courts, a basketball court, beach volleyball, a bocce ball court, and two dog parks.
